Major changes are afoot for Landlords, an updated Minimum Energy Efficiency Standard (MEES) will require PRS rental properties to reach an EPC C by 1 October 2030. Giving savvy landlords little time to plan ahead.

What PRS Landlords need to know:
- Over 50% of rentals fall below EPC Band “C”
- The deadline date to reach a “C” 1 Oct 2030
- A £10,000 cost cap
- A new way of measuring EPCs (HEM)
- There are important transition arrangements
- Without a “C” or valid exemption you cant rent
For many landlords getting an EPC “C” is possible at a reasonable cost if they do not panic and plan ahead:
- Find your current EPC Rating – SEARCH>.
- Do not use old recommendations – If your EPC is later than June 2025 don’t use the old recommendations to make decisions on significant upgrades.
- New EPC – Gives you an EPC that meets the current regulations and provides accurate data that could be modelled.
- Transition – Getting an EER: EPC “C” using the existing EPC system before 1 Oct 2029 allows a more flexible approach to choosing upgrades and remains valid for 10 years. The new HEM: EPC system is expected to be stricter and more costly to obtain an EPC.
- Plan – Once you have the facts speak speak to your local energy assessor to help you see what is feasible and affordable for your individual circumstances. In addition to the financial costs there are also time and disruption issues that may impact your tenants.
- Not all properties will make a “C” – Part of your EPC C upgrade strategy may be to rebalance your portfolio. There are also exemptions and grants available depending on you or your tenants circumstances.
